Removed stairwell leading into basement; added a floor and turned the new space into a utility room. The new room has ductless dryer, a washer, toilet, and vanity. The home had the hardwoods refinished, new tile (kitchen, sunroom, foyer), and it was painted. I created a custom bar in the kitchen where a partition wall was removed.
Customer initially wanted just a storage shed, then opted to buy all the options to make it essentially a small house. It was framed from treated timber, insulated, drywalled, and fully finished. It has an outlet and an a ceiling fan receptacle. It was painted, trimmed, and shingled to match the main house.
1. Flat ceiling was removed and vaulted with stained tongue-n-groove wood planks. 2. Deck was extended and stairs on grade installed. 3. Screened in porch was reframed and full-size windows installed. 4. Stairs leading up to storage above garage was renovated and brought up to code. 5. Concrete board base installed under the tile, river tile installed. 6. Siding uninstalled in the room and replaced with drywall. 7. A/C unit removed and finished. 8. Custom lattice work installed.
Customer had a water leak in one of their vacant properties. It was not noticed for a couple weeks and flooded the house. The cabinets were ruined and the vast majority of the flooring, drywall, and bottom trim. We were hired to use the old cabinet facings to reinstall the lower cabinets in the kitchen (so they would match). This included new framing, plumbing, countertops, sink, and faucet. We reinstalled the oven and dishwasher.
Customer ordered a two-car shelter built on her rental property. We had to use LVL's since the customer did not want a support post in the middle of the entrance.
This deck needed new floor boards, a custom handrail, and the customer ordered framed lattice work. It was then stained.
The wife wanted a shelf to make use of dead space. I made this according to her demanding specs.
Customer wanted custom pipe shelving installed in the living room. They also requested a built-in furniture setup with shelving units on the ends. This required the floor registers to be rerouted into the new built-in furniture. Do not have decorated photos available.
I liked the drop zone project done for a customer so much that I decided to put one in my home. Here it is, with lots of input from the wife.
Removed carpeting, installed 2.25" unfinished red oak hardwoods, sanded, stained, applied polyurethane on-site. Installed shoe molding.
This garage had a "rough" finish. We applied the skim coat, sanded, primed, and added two coats of paint. We also added floor moldings made of decking wood. The floor had two coats of Shieldcrete, flakes, and a coat of anti-slip clear glaze.
We installed built-in furniture, wrapped windows with trim+shelves, chair rails, picture frame moldings, and custom columns. We then painted the whole house.
Deck was weathered with several boards cracked, railings coming apart, and trim boards falling off.
